Meet the Team at StoreRight Self Storage Lecanto-Nancy Wheeler

The next few blog postings will be all about the awesome team at StoreRight Self Storage in Lecanto FL. We’ll start with me! My name is Nancy Wheeler and I’m the Site Manager at StoreRight in Lecanto.

I have been working at the Lecanto location now for a year, and I love it! There is never a dull moment here. There is always something up at StoreRight! Whether it’s moving new tenants in, or working with my team on a maintenance project; or planning our participation in a local event such as the upcoming “Shop Local Expo” being held on March 30th at Central Florida College right down the street; there is always alot to do! And I love staying busy.

I am originally from New England, and have lived in Florida almost nine years now. Citrus County is home for me now, and working in Lecanto at StoreRight Self Storage is a perfect fit for me, as it’s convenient to my house. And Lecanto is right in the middle of the county, so that works out well for me, as well as my tenants. We’re pretty convenient to Beverly Hills, Pine Ridge, Citrus Hills, Crystal River, Homosassa, Inverness, and obviously Lecanto!

I have a Bachelor’s from the University of Massachusetts Amherst, but I’m not telling you what year! Most recently I completed the National Self Storage Association’s online program to become a Certified Self Storage Manager. That class was pretty intense! So glad I work for a company that encourages their employees to better themselves and to continue their education.

Just this week, I attended the annual Florida Self Storage Association Conference & Trade Show in Orlando. I took some very interesting classes with some of the top marketing and legal people in the industry. It was really great and I have lots of new ideas on how to make StoreRight Self Storage even better!

StoreRight Self Storage Lecanto is a proud member of the Citrus County Chamber of Commerce, and I try to participate in as many of the after hours events, lunches, etc….that I can. The Chamber was heavily involved in the Floral City Strawberry Festival this year, and I volunteered at the Hospice Strawberry Shortcake Tent, which was a fundraiser for Hospice. That was a great time, and a great cause, although we did freeze! Florida is not always sunny & warm, unfortunately! But Citrus County came out and supported the cause anyway.

I am also a member of another great group called the Suncoast Business Masters. We meet once per week in order to network and help each other grow our businesses. Fabulous group of folks! I have met so many wonderful, caring people through the Suncoast Business Masters. We have a big silent auction & dinner event every year. The 2012 event raised twenty thousand dollars for the Early Learning Coalition. I am proud to belong to the Suncoast Business Masters.

I am also a new member of the Realtor’s Association of Citrus County. I just joined in January of 2013, and I’m already on a committee! And I’ve met more awesome folks there, too. I look forward to making new friends and great business contacts with the local realtors.

Next time, I’ll introduce you to the StoreRight Self Storage Lecanto Assistant Manager, Billie Nichols. She is my lifesaver when it comes to keeping me on track with my busy schedule and also all things technical! Of course, you can always stop by StoreRight Self Storage and meet us in person! We are here Monday through Friday 8:30 am til 5pm, and Saturdays 9am til 2pm. We’re right on Rte 491, next door to the Life South Blood Center, across the street from the Citrus County Builders Association, and directly behind the Havana House Cafe. Stop by and say hi! Or give us a call 352-527-9777, we’ll be happy to answer all your self storage questions!

Storage Auctions

In the United States, self storage facilities may hold storage auctions or lien sales to vacate non-paying tenants according to their enforcement rights that are outlined within the lien law of each state or applicable jurisdiction.  These lien auctions are open to the general public, which most bidders buying for the purpose of reselling for profit.

Often the management of the storage facility  will host the auction open to the public.  However, the tenant in lien has the right to pay their outstanding bill until the moment the auction begins and thus reclaim his/her items.  Once the auction for a unit starts, generally the door to the unit is opened and potential bidders are allowed to view the contents by looking in from the doorway; they may not step inside.  No items can be touched or moved until after the auction.  The spaces are usually sold “as is “.  The purchaser of a unit receives everything in it and is responsible for removing the contents within a given time frame, usually a day or two.  In some jurisdictions, the storage facility is responsible for the contents of the unit until the auction is closed, and thus may confiscate controlled items (such as firearms) if they are immediately visible.

In the fall of 2010, two television programs featuring storage auctions, Storage Wars and Auction Hunters, were released, which helped increase the visibility and interest of storage auctions.  This became an explosive trend, and the increased interest in auctions has become logistically problematic for some storage facility operators.

StoreRight Self Storage uses one of the largest auction service companies “Storage Protection Auction Services ” to conduct our lien sales.  They have been in business for over 20 years.  They are a full service storage auction company, with 8 licensed and experienced auctioneers.

Their auctions are conducted in accordance with the Florida Self Storage Facility Act.

Self Storage- Providing Home and Business Solutions

Due to scarcity of space, the increasing numbers of people are opting for self storage units in the United States.  Self Storage can be defined as the business of letting out space to tenants, on a monthly basis.  Small business and individuals often take recourse to this novel way to store any excess inventory when space is scarce.  Nobody other than the tenant has access to this rented space also called units, rooms, or lockers.

After taking possession of the storage unit, the tenant has the sole right to the goods unless he defaults on payment.  If this happens, the owner obtains a lien over the goods, allowing him to recover his expenses by selling them at an auction.  Some owners provide security at storage premises in the form of security cameras, controlled access, individual door alarms, interior lights, and so on.  However, liability of the owner is limited in the case of damage.  Therefore, to take care of contingencies, the tenant should get insurance coverage in the form of home owner’s insurance or self storage insurance.

Self Storage comes in an assortment of sizes and shapes.

Due to increased competition, more and more self storage companies are moving toward  residential and commercial areas.  This makes business sense because proximity to consumers will eventually cut transportation costs and, at the same time, improve logistics in the long run.

These storage units come in various sizes depending on customer requirements.  Some of the popular sizes are 5×10, 10×10, 10×20, 15×20 and 20×20.  These units are windowless, walled and lockable. While designing security has been given top priority; hence the corrugated metal walls, chain link fencing, controlled access, surveillance cameras, and door alarms.  Some facilities use biometrics and hand scanners to ensure that only the tenant gets through.  Other facilities include loading docks, elevators and complimentary rolling carts.

How Self  Storage help Business flourish

Modern businesses, whether small or big, often face acute scarcity of space, which creates serious logistic issues.  For businesses, self storage units provide the following services:

Steady supply of raw materials

Better distribution of goods, resulting in increased consumer satisfaction

Increasing productivity of sales and marketing staff

Better utilization of space and facilities

Self  Storage units are often used by businesses to store files, seasonal and excess stock, trade supplies and equipment, office equipment and electronic items.

Benefit for Individuals

People who are constantly on the move find the hassle-free storage facility very useful.  Sometimes there isn’t space for the new exercise equipment or the new house is too small to adjust all garage equipment.  Self storage units provide home solutions that take care of your worries by renting out storage units where you can store your personal stuff.

Some benefits are as follows:

Provide extra space where you keep your exercise equipment

Provide temporary storage while you move from one location to another

Safety box for valuables and documents

Take care of household goods at the time of a renovation

Storage units can be used to store a wide variety of goods, such as sports equipment, gardening furniture and tools, summer and winter wardrobe, surplus furniture and electronic items.

Generally self storage units can be used for storing nonperishable goods.  Hazardous and toxic goods are not allowed because of the nature of the goods and the risks associated with them.  These units are suitable for storage purposes only, providing home and business solutions that take of your worries.

When you store… StoreRight!!

There are many things to consider when using self-storage, especially at this day and age. I believe top on the list for everyone is money! Sure the cost of the unit is important but you have to figure in other factors as well. Say for instance two facilities have the same price. Now if one facility tells you about a promo they have going on and the other one has no promo the answer is clear, you go to the place with the extra savings. Now say you are shopping around and one place has the first month free and the other has 3 months at half off. Some people hear the word FREE and go crazy and are ready to rent with them. A smart shopper in this case will pick the one for 3 months half off because this would save you money in the long run. I might add that we here at StoreRight currently have 3 months half off!

The next thing you might want to consider is payment options. How easy do you remember a payment date on your bills? All StoreRight’s payments are due on the 1st with a grace period until this 5th. You would think this easy to remember but I cannot tell you how many tenants say they forgot the bill was due. We here at StoreRight can make it easy on you. Not only do we take payment by the normal cash, check or credit card we also have a couple other options. You can put a credit card on file with us and choose the option to either have it automatically with taken out on the first or you can call in and make payments over the phone. You can also make a payment on line. We can also put you on an invoice mailing list.

Some people also consider security when looking to store their goods. We here at StoreRight want to make sure your goods are safe and sound. Are units are tucked away behind a security fence and each tenant picks out a custom four digit code. We also have security cameras at our two locations and the managers walk the facility once a week and check the units personally.

We know that a smart person is going to shop around for the best deal. StoreRight suggests that when you are shopping around go out and check out the facilities in your area in person. Just like with everything else you get what you pay for. Sure you can go to that other storage facility but how clean are they? How friendly is the staff? Is it worth it? When you come to StoreRight in Brooksville you are going to think you are walking into someone’s home. That is how we want you to feel, like you are storing with a friend.

Storage Facility Customer Service

As the Manager of StoreRight Self Storage Winter Haven 4, one of my many responsibilities is to write a monthly blog with reference to the storge business. It’s my understanding this blog, along with other marketing agendas will help push our storage name and business closer to the top of the list with search enginge locators, which in turn will give us more exposure when someone is looking for storage. I’m sure that is all true, but I have found in my 14 years of Storage Management experience that the one thing that will always, without fail, put the name of any storage facility at the top of consumers list is “Customer Service.”

Our tenants at StoreRight Self Storage have grown to expect exceptional, professional customer service. What ever else we may succeed at, real customer service with a real smile is always our goal.

When a tenant comes to us, it is usually because someone they know has highly recommended us. Some of our tenants have rented storage units several times over the years and every time we welcome them backand ask why they chose us, again the answer is always the same—- We like this storage facility and the way we are treated and cared about by the StoreRight Self Storage staff. We at StoreRight Self Storage Winter Haven 4 have made so many “friends” over the years with those who were first our tenants. We enjoy talking with them about their lives and families. After all, they are part of the StoreRight family the minute they walk in our door. We are never too busy for our tenants – even if we have deadlines to meet for all our marketing and goal keeping responsibilities. We know and understand that without tenants, there would be no need for storage, so that is what we base our attention on – our tenants and their needs. We strive to treat them the same way we would treat our own biological families and the way we, ourselves, would like to be treated.

We at StoreRight Self Storage Winter Haven 4 believe we know the secret to successful rental storage numbers. I’m not sure who even reads these blogs, if anybody, but if by chance you are readig this, stop by, say hello and meet our staff. You will know in a minute what sets us apart from other storage facilities. So, til next blog time next month, try to treat others with respect and courtesy and you will see a change in your life. StoreRight Self Storage. Right Place. Right Price. Right People.

How did you hear about us ?

Self storage customers increasingly are hearing the question, ” How did you hear about us ? ” on the phone or at the counter when inquiring about storage.  The answer can lead to new business processes and may even change the direction of a company’s marketing strategy.

Self  Storage facilities need to know what’s working.  Is it really the internet or as many have discovered, because you planted new flowers out front.  Some customers say they were attracted to the facility because they notice recent landscaping improvement or something on marquee sign attracted their attention.  By asking the right questions, storage members can draw out what’s working with new customers.  Many times, it’s not what you think.   More often than not, tenants say ” You were the only manager that I talked with who was nice to me on the phone.’  When customers were asked they tend to cite more personal connection with a person than with all the features and benefits.

Finding out how customers end up at a store’s counter is vital information because of the marketing implications.  Why the chose us is very important, but how they heard about us is equally important .   It has been determined  that 35 percent of the time they were referred by someone or they simply use the yellow pages.

Referrals have been a good source of new business in self storage industry.  Here at StoreRight we have a referral program that benefits customers who are currently tenants , for those past tenants and also for local businesses.

StoreRight Self Storage appreciates the great customers  we have and we want more customers just like you !!  Since most people associate with like minded individuals, we know you have friends or family the could benefit from the space that storage provides.  And who better to facilitate the than StoreRight Self  Storage ?

For each referral our tenants give us, we will give them One Month Free Rent !!

Come visit us today and see why StoreRight is the Right Place, Right Price for all your storage  needs.

Consider this

There are many benefits on deciding to use self-storage. Most people think “I don’t need storage, I am not moving.” Consider this for a moment, I am sure there are many times that you have looked around your house and had many thoughts on your stuff. Why do I have all this stuff in my house? Man, I really like this but it just does not fit in my house! I really want to paint this room but what do I do with the stuff in it while I am?  I want to ship this to my family member but I do not have the right box. All these thoughts, even the last, can be fixed with one stop to a self-storage near you, preferably StoreRight Self-Storage.

Let’s look at the first thought. Why do I have all this stuff in my house? In time people accumulate items for various reasons. A family member passes and the item is either a keepsake or an inheritance. You get married and now you have to of everything. You have a child and suddenly you need to make that spare room into a nursery. I have no doubt you can come up with several more if you thought about the items in your own home. So Storage is a reasonable idea it gets them out of your home clearing the clutter and with competitive prices it is also affordable. StoreRight even gives you one more reason to store it. If you do get to the point where you can bare to part with the items, twice a year we have a yard sale. So storing with us not only means you get the items out of your home you also get a chance to make money off them.

Now let’s look at the next thought. Man, I really like this but it just does not fit in my house. I do not know about you but this happens to me all the time. Then I get something else and it is perfect for a while then something changes and I wish I still had the original time. I think people as a whole our tastes change and sometime they change back. Although this happens to some men, being a lady myself, I am addressing the lady with this. It is our right to change our minds. So rather than give away, sell or irritate our other halves by putting it out in the garage why not get a storage unit? It will be there whenever you want it and StoreRight’s rates are very reasonable.

I really want to paint this room but what do I do with the stuff while I am? Now I know some people would think just move it to the middle of the room and put a tarp on it. Well I hate to say it, paint finds a way. It never fails no matter how careful I am paint is going to get on something. Yes you could move it into a different room but now you have to walk around it while you are painting and that gets to be a chore especially if you are in a small home or have lots of family members. That is the great thing about StoreRight, our leases our month to month. Just want it for a month? No problem! That also gives you a nice relaxed amount of time to get the job done and done right! That is why they call us Store”Right”.

I do not believe people connect the last statement with self-storage very often. “I want to ship this to a family member but I do not have the right box”. Self-storage is an untapped tool for this kind of task. StoreRight especially, we make a point to have several different size boxes for any need imaginable. From very small to very large and every awkward shape in between. You have a set of golf club you want to ship to your grandson, no problem we have a box for that. That is not all; want to send the family dishes to your daughter? We not only have the box but also a kit the fits in the box to decrease the possibility of breakage.

So that takes you through some possible things to consinder that you make think of and not even know self-storage could be the answer. I write this in hopes that in turn when you do think about self-storage, think StoreRight. Right Place. Right Price.

StoreRight Yard Sale Coming Up

Here is some interesting reading to get you ready for StoreRight Self-Storage’s yard sale on March 9th at 8:00a.m… The tenants that signed up will be going through the storage unit this month and deciding what they want to sell. I think that Self-Storage yard sales are the best kind, the reason? These people took the time to pay to store their items so I believe the quality of stuff in a Self-Storage yard sale may be a bit higher. Those of you who are yard sale “lookie lou’s” know what I mean. StoreRight also works closely with the Blood Mobile and when we have events like this you will always have the opportunity to give blood and if you do StoreRight will buy you lunch from whatever vendor we have at the event. Blood in our area is in short supply especially O. It is StoreRight’s way of helping the community we love. Like StoreRight on facebook and stay tuned for more info about this event and many more to come in the future.

What is a Yard Sale? Theonlineyardsale.com

A yard sale, also known as a garage sale, rummage sale, tag sale, attic sale, moving sale, porch sale, barn sale or junk sale, is an event for the sale of used items by private individuals. Sellers are not required to obtain business licenses or collect sales tax however, there are several states that have introduced legislation to make income from a yard sale reportable. Typically, the items in a yard sale are unwanted items from the household with the home owners conducting the sale. The items are sometimes new, like-new, or just usable, and offered for sale because the owner does not want or need the item. Popular motivations for a garage sale are “spring cleaning” or the owners are moving to a new residence, to even getting some well-earned spending money. The seller displays their items to the passers-by or those responding to either signs, fliers, or newspaper ads. Sometimes local television stations will broadcast a sale on the local public channel. The sales venue is typically a garage, driveway, carport, front yard, porch, or occasionally, the interior of a house. Some vendors, known as ‘squatters’, will set up in a highly trafficked area, and not on their own property. Staples of garage sales include old clothing, books, toys, household knick-knacks, lawn and garden tools, sports equipment, and board games. Larger items like furniture and occasionally home appliances are also sold. Garage sales occur most frequently in suburban areas on good-weather weekends, and usually have designated hours for the sale. Buyers who arrive before the hours of the sale to review the items are known as “Early Birds;” they often are collectors, restorers or resellers. Such sales also attract people who are searching for bargains or for rare and unusual items. Bargaining, also known as haggling, on prices is routine, and items may or may not have price labels affixed. The origin of the modern day yard sale is not really known. For centuries, people have simply laid out a few items on a table or a blanket and bartered for goods and services in exchange for other items of like value or whatever currency that was appropriate for their location.

Waikele Gulch provided safekeeping for military munitions, including nuclear warheads from 1940 to ’93

Bunkers stored munitions from 1940 to ’93

By Alan Yonan Jr.

LAST UPDATED: 09:04 a.m. HST, Apr 09, 2011

For most of their history, the World War II-era storage bunkers in Waikele Gulch provided safekeeping for military munitions, including nuclear warheads.

In 2003, the Navy sold the 515-acre site to a private company that converted it into a successful storage facility that is now 94 percent occupied.

Most of the 128 bunkers cut into the sides of the gulch are leased to industrial companies, including manufacturers, construction firms and painting contractors that store their materials there, said Mark Ambard, the facility’s leasing agent.

“At 39 cents a square foot, the space is cheap,” he said of the 4,000-square-foot bunkers.

The location of the bunker rented by Donaldson Enterprises was chosen because it met requirements set by the Bureau of Alcohol, Tobacco and Firearms regarding the distance fireworks must be stored from an inhabited area, Ambard said.

“This is a terrible situation, but it would have been a lot worse if it happened in an area like Mapunapuna,” he said.

The site, formerly known as the Naval Ammunition Depot, Waikele Branch, was bought in 2003 by Ford Island Properties, a joint venture of mainland firms Hunt Building Co. and Fluor Federal Services LLC. Ford Island Properties also bought or secured leases for several other underused Navy properties on Oahu under a deal made possible by special legislation approved by Congress in 1999.

The sprawling Waikele complex was used for weapons storage from 1940 until 1993, according to the Navy. The bunkers housed as much as 56,000 tons of explosives, including nuclear warheads during the 1960s.

The property lay unused from 1993 until Ford Island Properties bought the site in 2003. Ford Island brought in an affiliate of local real-estate development firm Hawaiian Island Development Co. headed by Peter Savio to market the property as storage space.

A partnership led by local publishing executive and entrepreneur Peter W. Cannon leased 23 of the tunnel-like bunkers and built storage lockers inside them ranging from 25 square feet to 300 square feet. The venture, which operates as Waikele Self Storage, offers space at prices that are as much as 25 percent lower than conventional storage facilities on Oahu.

The other 105 bunkers, including the one rented by Donaldson Enterprises, are unimproved spaces with no electricity or running water. The bunkers rent for about $1,600 a month with a minimum lease of three years.
